The value of real estate is essentially determined by four factors: demand, utility, scarcity, and transferability. I will provide you with a detailed Comparative Market Analysis (CMA) to help you set a price that maximizes your return, while keeping it in line with expectations that the market has set. This way, your property will be priced competitively to attract qualified buyers instead of helping to sell the competition, and we will minimize its time on the market.

Marketing Plan

I utilize a comprehensive marketing plan that’s been proven to get listings sold faster and with fewer hassles. It combines the use of traditional and electronic media that allows me to:

  • Accurately enter your property into the Multiple Listing Service (MLS®)
  • Order and hang a for sale sign (contingent upon your approval)
  • Offer installation of a lockbox for ease of showing (contingent upon your approval)
  • Photograph your property to highlight its features, and prepare a quality flyer
  • Install a photo tour on my private website, MLS, and consumer oriented websites
  • Promote your property directly to other top real estate agents
  • Financially qualify buyers before showing the property
  • Follow up for feedback from agents who have shown the property
  • Provide regular updates and communication regarding progress and feedback
  • Counsel you on the best ways to participate in getting the property sold
  • Routinely monitor broad market activity
  • Provide excellent team service throughout the entire transaction
  • Hold Open House showings (contingent upon your approval)

Additional Responsibilities

Finding a qualified buyer for your property through various marketing efforts is just one of my responsibilities. Once we have accepted an offer, there will be home inspections, appraisals, and loan processes that must be handled in a very timely fashion, not to mention title work, settlement statements and closing. You can rely on me to stay a step ahead of the process, and make sure that all the parties involved are on track.
